Quick answer: Start a Sharjah move-out with the tenancy contract, landlord or property manager and building access rules—not with the cleaning booking. Agree the inspection and key date, confirm the Municipality clearance path, then check the current SEWA account-closure requirements. Schedule movers before the final clean, complete agreed repairs, photograph every room and meter, and exchange keys only against a written handover record.
A move-out has several separate outcomes: your belongings leave safely, the home reaches the agreed condition, utilities are closed correctly, the tenancy relationship is documented and the landlord or manager acknowledges handover. Finishing one does not automatically complete the others.
This guide is a planning and evidence checklist, not legal advice. Sharjah's current residential tenancy template refers to Law No. 5 of 2024 and Executive Regulations No. 43 of 2024, but the signed contract, actual property condition and current authority process still matter. Confirm unusual or disputed cases with Sharjah Municipality's Rent Regulation Department or a qualified adviser.
Sharjah move-out sequence at a glance
| When | Main action | Evidence to keep |
|---|---|---|
| 4–6 weeks before | Read notice, end-date, clearance, repair and key clauses | Signed contract, notices and acknowledgements |
| 2–4 weeks before | Confirm inspection, building move-out access and mover scope | Email or message showing date, lift and loading approval |
| 1–2 weeks before | Compare cleaning, agreed repairs and painting only where needed | Itemised quotes and approved scope |
| 2–3 days before | Move belongings, remove waste and complete snag list | Empty-room and repair photos |
| After movers | Final clean and condition recording | Timestamped room video, meter and key photos |
| Handover | Joint inspection, readings, keys and signed record | Signed checklist and itemised outstanding points |
| After handover | Complete current Municipality/SEWA closure and retain confirmations | Clearance, final bill and refund trail |
1. Read the signed tenancy contract first
Pull together the attested tenancy contract, renewals, deposit receipt, move-in condition report, inventory, notices and repair correspondence. Mark the contract end date, notice method, required parties for cancellation or clearance, key return, utility closure and any express condition terms.
Do not assume that every scuff means full repainting or that every maintenance item belongs to the tenant. Equally, do not assume a general “normal wear” phrase settles a disputed item. Compare the signed terms with dated move-in evidence and request an itemised inspection list. If an amount is proposed, ask for the defect, location, remedy, quote or invoice and contract basis in writing.
2. Confirm the Sharjah Municipality clearance path
Sharjah Municipality's current Rent Regulation Department booklet describes the clearance certificate as part of ending the tenancy relationship. For a residential contract, it says the landlord signs the prepared form and at least 15 days must have passed after termination of the contract. It also says clearance fees are calculated for each month after contract cancellation. The booklet describes visiting the attestation office, while the Municipality portal also lists electronic tenancy and clearance inquiry services.
That sequence can affect the date you choose for the landlord inspection and SEWA closure. Before committing to a moving date, ask the landlord or property manager who will initiate the cancellation or clearance, which parties must attend or sign, what date appears as termination, what current fee applies and which service channel will be used. Use the Municipality's clearance-certificate inquiry to verify an issued record.
3. Check current SEWA closure requirements—do not rely on an old checklist alone
SEWA's publicly available service guide lists a Sharjah Municipality clearance certificate, original deposit receipt and Emirates ID copy for residential account closure. It describes final meter readings, settlement of consumption above the deposit where applicable and a clearance certificate. However, the PDF itself carries a 2017 copyright date, so its listed normal/urgent timing and fees should not be presented as guaranteed 2026 terms.
Use it to understand the dependency, then confirm the current residential process in the SEWA website or app and with SEWA before handover. Ask whether the Municipality clearance must come first, which documents can be digital, how the final reading is taken, how a missing deposit receipt is handled, how the refund is paid and whether gas, electricity and water close together for your account.
Timing warning: do not request disconnection so early that cleaners, repair teams, lift lighting or final inspection cannot operate safely. Also do not leave the account open indefinitely after keys are transferred. Agree the reading and closure date in writing.
4. Reserve building access before booking movers
Sharjah building rules vary. Ask management or security about a move-out NOC, refundable access deposit, service-lift slot, loading bay, truck height or parking restriction, protective covering, allowed hours and contractor identification. Share those rules with every mover before accepting a quote.

Price the move from the same inventory. Current Bestimate Sharjah benchmarks put simple local moves around AED 500–800, many one-bedroom moves around AED 950–1,500, two-bedroom moves around AED 1,500–2,500 and villas or larger cross-emirate jobs around AED 2,000–6,000+. Packing, dismantling, long carry, waiting time and second trips can change the total.
Use the moving cost calculator for a planning range, then request a fixed written scope after a video survey or inventory review.
5. Build a move-out budget by module
A combined “move-out total” is misleading because each home needs a different mix of work and no service price predicts a deposit outcome. Keep these modules separate:
| Module | Sharjah planning reference | What must be itemised |
|---|---|---|
| Move-out cleaning | Studio AED 150–299; villas AED 350–1,500+ | Empty/furnished, rooms, bathrooms, kitchen, appliances, balcony and windows |
| Minor handyman visit | About AED 69–160 for short defined/hour-start bookings | Task list, time, materials and return visit |
| One-bedroom standard repaint | Public move-out benchmark about AED 900–1,500 | Walls/ceilings, colour, preparation, coats, paint brand and protection |
| Plumbing repair | Defined tasks may start AED 59; basic visits around AED 89–185 | Diagnosis, parts, access and making-good |
| Movers | AED 500–6,000+ by size and route | Inventory, crew, truck, packing, access, waiting and damage process |
These are market-planning references, not automatic tenant charges. Painting quotes vary especially widely: a same-colour handover coat in a sound one-bedroom unit is not the same as surface repair, primer, ceilings, doors, premium paint or a full two-bedroom repaint. Approve work only after the inspection scope and responsibility are clear.
6. Cleaning: book the right scope after the home is empty
Move-out cleaning should cover the agreed handover standard, not a vague number of labour hours. Ask each provider to state kitchen degreasing, oven and fridge interiors, cabinet interiors, bathroom limescale and grout, accessible AC grilles, switches, doors, skirting, interior windows, tracks, balcony and final floor cleaning.
Confirm exclusions such as exterior glass at height, mould treatment, paint removal, heavy waste, pest treatment, sofa or carpet extraction and post-renovation dust. Schedule cleaning after the movers and most repairs. Keep a short re-clean window before key handover in case the joint inspection finds a missed reachable area.
For property-size inputs and add-ons, use the cleaning cost calculator and compare it with the Sharjah deep-cleaning guide.
7. Painting and repairs: agree the defect before the remedy
Walk through with the landlord or manager before buying paint. For each item, record the room, exact location, condition, proposed remedy and who approved it. A small nail hole, adhesive damage, water stain and cracked substrate do not share one repair method. Painting over an active leak or damp patch can hide evidence and fail quickly.
A painting quote should state wall and ceiling area, doors or woodwork, preparation, filler, sanding, primer, number of finish coats, exact colour/brand, floor and fixture protection, cleanup, drying time and VAT. Ask whether the landlord requires a particular colour or contractor. For minor tasks, combine an agreed list into one handyman visit; current public Sharjah platform pages show about AED 69–99 for some short/hour-start bookings, with materials and extra time separate.
8. Remove waste through an approved route
Do not leave unwanted furniture, cartons, paint tins or appliances beside the bin room unless the building explicitly allows it. Ask management about bulky-waste timing and contractor access. Separate ordinary household waste from paint, chemicals, batteries, gas cylinders, electronics and construction debris. Movers do not automatically include disposal.
If items are reusable, arrange sale, donation or collection before the final cleaning date. A last-minute disposal crew can block the lift slot and create new dust after the apartment has been cleaned.
9. Make a condition record that another person can follow
After the home is empty and clean, record one continuous walkthrough plus still photos. Start at the entrance and move room by room in the same direction. Capture each wall, floor, ceiling, door, window, cabinet interior, appliance included in the tenancy, bathroom fixture, balcony, store and parking space. Photograph existing marks both wide and close with a reference for location.
Also record electricity, water and gas meter displays where safely accessible; all keys, access cards, remotes and parking tags; cleaning and repair invoices; and any agreed unresolved item. Back up the original files. Avoid editing the only copy or relying on images stored solely inside a messaging app.
10. Use a signed handover record
At the joint inspection, work from the same room order as the photo record. The handover note should include property and contract identifiers, inspection date and time, attendees, meter readings, exact key/card/remote count, condition items agreed or disputed, any amount or work still under review, and who will complete the Municipality and SEWA steps.
Do not use a signature box that says “no issues” if a list remains unresolved. Attach or reference the list. If someone will sign later, record who took physical possession of the keys and when. Ask for an acknowledged copy before leaving.
Deposit and deduction conversations
A useful deposit conversation is evidence-led. Request an itemised statement rather than one “maintenance” total. Match each line to the check-in record, move-out inspection, signed contract and supporting quote or invoice. Separate cleaning, painting, damage repair, unpaid utilities, access items and administrative fees so disagreements do not blur together.
This guide cannot decide liability or guarantee refund timing. If the parties cannot resolve a material dispute, keep the full document trail and use the current Sharjah Municipality or Rental Disputes Center route rather than altering records or withholding keys without advice.

Official sources and freshness check
The authority sequence in this guide was checked against Sharjah Municipality's current Rent Regulation Department service booklet, its residential tenancy template and clearance inquiry service. SEWA's published service guide remains useful for the documented dependency and evidence list, but its age is why this article does not promise the PDF's fees or service times. Reconfirm both authority processes for your exact account and contract.
Frequently asked questions
Do I close SEWA before or after the landlord inspection?
Confirm the sequence with the landlord, Municipality and current SEWA process. The public SEWA guide lists a Municipality clearance certificate for residential closure, while cleaners and inspectors may still need utilities. Agree the final reading and disconnection date rather than guessing.
What documents does SEWA require for a residential move-out?
SEWA's public service guide lists the Municipality clearance certificate, original deposit receipt and Emirates ID copy, but the guide is old. Verify current digital documents, fees, timings and refund method directly with SEWA before acting.
Must I repaint the entire apartment?
Do not assume either way. Read the signed contract, compare check-in and current condition, and ask the landlord or manager to identify the defect and required remedy. A touch-up, same-colour coat and full prepared repaint are different scopes and prices.
When should move-out cleaning happen?
After furniture and boxes leave and after dusty repairs, but before the joint inspection. Leave enough time for a final walkthrough and a limited re-clean if the agreed scope was missed.
How much should I budget for a Sharjah move-out?
Budget by module. Cleaning can start around AED 150–299 for a studio, movers around AED 500 for a simple local job, minor handyman time around AED 69–160 and a public one-bedroom repaint benchmark around AED 900–1,500. Only include modules supported by your property and agreed scope.
What should be on the key-handover form?
Record the property, date, attendees, meter readings, exact count of keys/cards/remotes, condition notes, unresolved items and who will complete clearance steps. Both parties should retain an acknowledged copy.
