Quick answer
  • Publicly advertised Dubai snagging prices reviewed in July 2026 range from about AED 500–2,000 for many studio or one-bedroom inspections, AED 800–3,000 for larger apartments, and AED 1,200–9,000+ for townhouses and villas.
  • Compare the same scope: finishes, plumbing, electrical points, HVAC, moisture checks, outdoor areas, photographic report and re-inspection.
  • Ask the developer to confirm access, inspection timing and whether electricity and water will be live before the appointment.
  • A snagging report records observable defects. It is not automatically a structural survey, code-compliance certificate, valuation or legal opinion.

A snagging inspection helps a buyer or owner document defects in a new or recently completed property before or around handover. The useful decision is not simply whether an inspector is cheap. It is whether the quote covers the property, systems, tests, report format and follow-up you actually need.

Snagging inspection cost in Dubai: 2026 planning ranges

Current public offers vary sharply because providers bundle different tests, report detail and follow-up. The ranges below deliberately span multiple advertised price lists rather than presenting one provider's starting price as a Dubai average.

Property scenario Indicative advertised range Scope to confirm
Studio or 1BR apartmentAED 500–2,000Built-up area, wet areas, balcony, MEP tests and report
2–3BR apartmentAED 800–3,000Bedroom count, utility room, balcony and number of fixtures
Townhouse or small villaAED 1,200–4,000Multiple floors, roof access, external walls and garden services
Standard or large villaAED 1,800–9,000+Total sqft, pool, roof, external works, complex MEP and report depth
Commercial or unusual propertySite-specific quoteUse, area, systems, access, safety scope and reporting standard

These are indicative planning ranges, not quotes or Bestimate transaction averages. They combine public advertised prices reviewed on 22 July 2026. VAT treatment, property size, test equipment, report turnaround, access and re-inspection can change the final price.

Estimate snagging cost by sqm or sq ft

Some Dubai providers price snagging by built-up area, while others use apartment, townhouse or villa package bands. The calculator accepts square metres or square feet, converts sqm at 1 sqm = 10.7639 sq ft, and compares both models.

How the range avoids a single-price assumption
  • Area reference: AED 0.50–1.50 per sq ft, approximately AED 5.38–16.15 per sqm.
  • Package floor: the current apartment, townhouse or villa band is applied when it is higher.
  • Separately priced thermal, MEP, pool, re-inspection and remote-tour options can be added.
  • VAT is added only when the provider states that the written price excludes it.

The result is an indicative planning range, not a quote or Bestimate transaction average. Commercial buildings, unusual systems, inaccessible areas and specialist investigations require a site-specific scope.

What should a snagging inspection include?

A long checklist is only useful if the inspector can access the area, the relevant service is active and the quote states how findings will be evidenced. Ask for named inspection categories rather than a vague promise to check “everything”.

Inspection area Useful checks Ask before booking
FinishesWalls, ceilings, paint, tiles, grout, silicone, floor level and visible damageAre tile tapping, level checks and room-by-room photos included?
Doors and windowsAlignment, locks, seals, glass, frames and smooth operationAre balcony doors, external windows and fly screens accessible?
Plumbing and wet areasTaps, toilets, drains, visible leaks, water pressure, falls and sealantWill water be live, and are moisture readings included?
ElectricalAccessible sockets, switches, fixtures, polarity or earth checks where scoped, and DB labellingWhich test instruments are used, and is the panel kept closed unless authorised?
HVAC and ventilationThermostats, vents, visible condensate issues, temperature or airflow checksMust the AC be running in advance, and are readings recorded?
Kitchen and joineryCabinet alignment, hardware, worktops, sealant and connected appliances where agreedAre appliance function tests included or excluded?
External and shared interfacesBalcony, terrace, roof, façade interfaces, garden, pool and drainage when accessibleDoes the provider have authorised access and suitable equipment?

Why snagging quotes vary so much

Two quotes can describe “full snagging” while covering different areas and tools. Standardise the following inputs before comparing totals.

Price driver Why it changes the work What to state in your brief
Built-up area and layoutMore rooms, fixtures, doors, windows and service points take longerSqft, bedrooms, bathrooms, floors and floor plan
Apartment versus villaVillas may add roofs, external walls, gardens, pools and plant areasEvery external area and whether access is approved
Testing depthVisual checks, moisture meters, thermal imaging and electrical or airflow readings are not equivalentRequired tools, measurements and recorded evidence
Report formatA tagged photo schedule takes more work than an informal message or short checklistSample report, delivery format, room/location references and turnaround
Handover timingShort booking windows, access coordination and same-day reporting may cost moreDeveloper appointment, key date and report deadline
Re-inspectionChecking rectified items is usually a separate visit or package itemNumber of follow-ups, time limit and whether new defects are included

Plan the inspection around the handover process

The most detailed inspector cannot test a locked room, an inactive water supply or an AC system that cannot be operated. Confirm the developer's process and your sale agreement rather than assuming every project uses the same sequence.

Stage Prepare Output to keep
Before bookingFloor plan, sqft, finish schedule, appointment rules and accessible areasWritten scope and fixed or clearly qualified quote
Inspection dayKeys/access, live utilities where permitted, AC operation, parking and site contactAttendance record and notes on untested areas
Report reviewCheck each defect has a photo, location and clear observationOriginal report and dated submission record
RectificationTrack developer responses without marking work complete before checking itUpdated defect list and correspondence
Re-inspectionGive the inspector the original defect references and confirmed accessClosed, unresolved and newly observed items kept distinct

Visible snagging versus specialist investigation

A buyer can record visible paint marks, chips, cabinet alignment and doors that do not close. Do not open electrical panels, climb roofs, dismantle finishes or diagnose structural movement without the right authority and competence.

Finding A normal snagging report may record When another specialist may be needed
Surface crackLocation, length, visible width and photographMovement, repeated cracking, distortion or suspected structural significance
Damp indicationVisible staining and meter reading if includedActive leak tracing, destructive access, waterproofing diagnosis or mould assessment
Socket or DB concernAccessible tester result and visible labelling where scopedBurn marks, heat, exposed conductors, repeated tripping or internal electrical testing
AC performance concernThermostat, vent condition and agreed temperature/airflow observationsRefrigerant, electrical, drainage or equipment diagnosis
Pool or roof issueVisible finish, drainage and accessible junction observationsLeak test, waterproofing assessment, unsafe height or restricted plant access

Dubai legal and building context: what the report does not decide

Dubai's rules provide important context, but a snagging company should not replace your sale agreement, developer process or legal advice. Article 40 of Dubai Law No. 6 of 2019 states that, for jointly owned real property, a developer remains liable for ten years from the project's completion certificate for defects in structural parts and for one year from handover for defective mechanical, electrical, sanitary, sewerage and similar installations. The law's application to a particular defect or property is a separate question.

Dubai Land Department's FAQ also explains that 5% is retained in a project escrow account for one year after completion as a guarantee for addressing defects that are clear at completion or appear within one year after handover. Neither statement means that every cosmetic observation will automatically be accepted, that every property follows an identical reporting window, or that an inspector can determine liability.

Keep the roles separate A Dubai Municipality completion process, an independent snagging inspection, a structural survey, a valuation and a specialist MEP diagnosis are different products. Ask exactly what the report is designed to establish.

What to send before requesting snagging quotes

  • Property type, bedroom count, built-up area and number of floors.
  • Floor plan and the developer's finish or appliance schedule if available.
  • Handover appointment, report deadline and whether the unit is vacant.
  • Whether electricity, water and AC will be live and testable.
  • Balcony, roof, garden, pool, plant room, parking and security access.
  • Required tests: moisture, thermal, socket, airflow or other named checks.
  • Preferred report format, language, photo/location detail and re-inspection needs.

If the concern is already a known leak or AC fault rather than a broad handover inspection, use the more specific Dubai leak detection guide or AC not cooling decision guide. For the sequence after receiving keys, see the Dubai move-in home services checklist.

When a standard snagging inspection may not be enough

  • Cracks accompanied by movement, distortion, settlement or a structural safety concern.
  • Active water ingress requiring leak tracing, flood response or destructive access.
  • Burn marks, heat, exposed wiring, repeated breaker trips or another electrical hazard.
  • A resale property with major alterations, missing approvals or unclear maintenance history.
  • A commercial, warehouse, pool or complex villa scope requiring specialist engineering tests.

Stop using the affected area where there is an immediate safety concern and arrange the appropriate qualified specialist. A normal snag list can document what was observed, but it should not disguise the need for a structural, electrical, waterproofing or other specialist assessment.

Frequently asked questions

How much does a snagging inspection cost in Dubai?

Public advertised prices reviewed in July 2026 start around AED 500 for some small units and reach AED 5,000–9,000+ for large villas or deeper scopes. Compare sqft, included systems, tools, report and follow-up before using the headline figure.

Should snagging happen before or after taking the keys?

Many buyers aim to inspect before final acceptance or as early as the developer allows. The exact sequence depends on the project's handover procedure and your sale agreement, so confirm the appointment and defect-submission window in writing.

Is the photographic report included?

Several advertised packages include a photographic report, but this is not universal. Ask for a sample and confirm whether it identifies the room, exact location, observation, photo and any untested area.

Can I do a snagging inspection myself?

You can make a careful list of visible finish defects and operate normal doors, cabinets and fixtures where permitted. Do not open panels, dismantle finishes, access unsafe heights or interpret structural and MEP problems beyond your competence.

What if water, electricity or AC is not available?

The inspector should record the limitation rather than treating an untested system as satisfactory. Ask whether a return visit is included or priced separately once services are active.

Do I need a re-inspection?

A re-inspection can help verify that listed defects were rectified and distinguish unresolved work from new observations. Confirm whether it checks only the original list, how soon it must occur and what it costs.

Is snagging the same as a structural survey?

No. A general snagging inspection may record visible cracks or distortion, but suspected structural defects require an appropriately qualified structural assessment. Ask the provider to state the boundary of its service.

Does the developer have to fix every snag?

Do not assume that every observation has the same contractual or legal status. Dubai law provides specified developer liabilities for jointly owned real property, while your sale agreement, property type, defect category, timing and evidence also matter. Use the report to document the condition and seek appropriate advice for a dispute.
